Build-to-Rent Development Proposed in West End

A proposal for a five-storey mixed-use development under a “build-to-rent” model, with a ground level retail space and residential accommodation, on Vulture Street, West End has been lodged.

The proposal by developer Property Projects Q seeks to develop four above- ground level residential accommodations on a 798sqm site located at 45-49 Vulture Street, comprising 36 medium density units functioning under a “build-to-rent” model, plus retail tenancies to be located at the ground floor.

“The development is proposed under the ‘build-to-rent’ model, with all units to be held in single ownership (and management), enabling a high degree of control over the delivery of the proposed residential arrangements, tenant mix, and management of key operational aspects,” Mewing Planning Consultants Assessment Report said.

The proposal, designed by WMK Architecture, will provide Rooming Accommodation, Multiple Dwelling, and Short-term Accommodation.The Rooming Accommodation, the assessment report said, will likely be the primary and most-aligned use of the building because of the shared nature of the facilities such as the laundry and drying area, and the communal recreation area.

There will be 32 one-bedroom apartments and four two-bedroom units (one per each residential level) with shared facilities at each level: communal dining space, communal laundry and drying area; a 230sqm communal rooftop space with a large outdoor terrace, vegetable gardens, shaded kitchen, barbecue, dining and seating area; and communal car parking arrangements.

The car parking area for residential accommodation with 12 parking spaces will be comprised of six visitor and six car share spaces — intended to be operated by GoGet or a similar operator. There will be a dedicated bicycle storage at the ground level which includes 40 resident bicycle spaces and 10 visitor bicycle spaces.

The Ground Floor retail space will consist of Centre Activities including a shop, food and drink outlets, and office. Pedestrian access is provided to Vulture, Bond, and Exeter Streets whilst vehicular access is provided to Exeter Street (ingress) and Bond Street (egress).

The development intends to cater to residents comprising of key workers, para-professionals, young professionals, researchers, and students, who typically don’t have dependents and require rental levels lower than what is prevailing in the market.

“Despite the volume of unit approvals and construction in recent years in Brisbane, including on the West End peninsula, there is a notable gap in the West End market for the types of residents identified above, at a reasonable rental cost. 

“Those residents have been somewhat limited in access to West End housing by expensive luxury stock, and larger apartments intended to appeal to families with children seeking placements in highly sought-after local schools.”



Marcia’s on Montague Hosting Cooking With Hemp Workshop in West End

Have you ever heard of cooking using hemp as an ingredient? If you want to try its taste or learn what you can do with hemp for food then join Marcia’s on Montague’s Cooking with Hemp workshop in West End. 

As of 2017, the Food Standards Code has legalised hemp seed, a derivative of the Cannabis sativa plant, as food. Since then, Marcia’s on Montague, a specialty grocery store and cafe on Montague Road, has been selling hemp in its inventory. This ingredient is also in some of the dishes served at their cafe.

Set for Wednesday, the 31st of July 2019, botanical expert Caroline de Lore will conduct Cooking With Hemp. The hands-on workshop will begin from 6:00 p.m. to 8:00 p.m., where participants will learn to prepare the following products:

  • fresh hemp milk
  • hemp hummus dip
  • hemp dukkah (an Egyptian hors d’oeuvre)
  • hemp protein brownie

What Can Children Enjoy at Creative Kids Brisbane in West End this July?

Wondering where you can bring your kids during school holidays so they won’t get bored? Do you know that there is a free outdoor art space in West End where the children can do arts and crafts for several hours?

Creative Kids Brisbane is open from 9:00 a.m. to 11:00 a.m. during weekdays, and from 9:00 a.m. to 12:00 p.m. during weekends. This open art space doesn’t have any strict requirements. Just drop in with your children during opening hours, grab a seat and then start creating something with the materials provided.

Any age is welcome to join the free art sessions; however, children under five will need to be assisted by a parent or adult. Creative Kids Brisbane holds session under the trees for shade but participants are still advised to wear sunscreen. 



Each session lasts for 60 minutes but the kids and their parents may stay longer if they like. For the current winter school holiday, you can expect the following creative activities to take place:

Watch 50 Spectacular Short Films at the West End Film Festival 2019

Every year since 2009, a group of local filmmakers mounts the West End Film Festival (WEFF)  in support of the creatives. As its 10th year offering, WEFF will be staged at two venues to showcase over 50 short films reflecting stories that are unique to Brisbane.

On Friday, the 28th of June 2019, the red carpet will be rolled out at the Rumpus Room in Russel Street to mark the opening of the West End Film Festival at 6:45 p.m. This is the official selection process of the Blue Session with 10 nominated short films featuring the sci-fi, drama, comedy and animation genre. Among these are “A Rare Breed,” “#Typecast” and “The True History of Billie the Kid.”

The Yellow Session official selection will follow at 8:45 p.m. featuring a batch of interesting characters in short films like “Pool Side,” “Fez” and “Green Pastures.”

By Saturday, the 29th of June 2019, two discussion panels will be underway at the Rumpus Room for budding filmmakers and students who would like to get into the business of making movies.

At 1:00 p.m. a selection of short films featuring the stories about ageing and the elderly will be screened in the B.OLD Films session.

The official selection process featuring the Red, Purple and Orange Session films will run by 2:45 p.m. The night will close with the WEFFY Awards ceremony at 8:45 p.m. 

Meanwhile, a free screening of these year’s movies, officially and unofficially included in the sessions, will take place the Bunyapa Park on Saturday and Sunday, the 29th and 30th of June 2019. Set from 5:30 to 8:30 p.m., movie-goers are enjoined to bring their blankets or camp chairs to get comfy will watching the specially-curated movies.

Stovetop Chai will be serving hot beverages so viewers will be kept warm during the screening.  

While these events are free, ticket reservations will be required online. 




West End Fire Fest 2019: Watch a Spectacular Display of Fiery Flow Arts at Orleigh Park

A spectacular display of fiery flow arts will take place at the West End Fire Fest in Orleigh Park on Hill End Terrace.

Happening on Saturday, the 15th of June 2019, the West End Fire Fest will be underway from 4:00 p.m. to 10:00 p.m. and this event will also feature a yoga workout and a dance party.

Feel like a kid and marvel at the moving lights as performers dance, spin and juggle with fire or manipulate lit up objects to demonstrate the beauty of this creative activity. Set a picnic blanket on the ground as you watch the spinners and their exhibitions whilst eating tasty meals from the food trucks.

This community event will begin with a sunset yoga demonstration from 4:30 p.m. to 5:30 p.m., where guests may also join.

For the rest of the evening, DJs and entertainers will be performing and playing hits or dance tunes to rouse the crowd. Among them are DJ Buzz, Michale Jenkins, DJ Onyx, DJ Lucid Geko, Emma Nekous, DJ Stephen, DJ Roger, PH-Zero and KOA.



Whilst this the West End Fire Frest will take place in an open space, adults with pets or children under 18 years old are expected to be watchful of their family members at all times, especially around the fire circle. Guests and fire spinners are also expected to clean up after themselves and observe the rules of the event to prevent any untoward accidents.



This is a free picnic and party which requires no registration. Just come, have fun, and mingle with the other guests and their families.

West End Yoga Centre to Host Two Sessions with Simon Marrocco This June

Here’s a good motivation to roll out that yoga mat and loosen those stiff muscles in this winter cold as West End Yoga Centre on Browning Street will hold two special sessions with internationally-renowned yoga teacher Simon Marrocco.

On Sunday, the 9th of June 2019, warm up and reduce the feeling of sluggishness at Mr Marroco’s workshop from 9:30 a.m. to 12:00 p.m. Another session will start at 1:30 p.m. and end at 3:30 p.m.

Tickets to the 2.5 hours workshops are at $60 each. Booking is required, so make sure to purchase early as the spots are limited.



Doing yoga in the winter can help improve body circulation and make those long naps more efficient. It also balances the mind and body when you’re most likely to overindulge on sleep and food because of the cold weather.

Mr Marroco, a Senior Iyengar Yoga instructor, has been a yoga practitioner for over 30 years. Whilst he frequents the West End Yoga Centre, he is also the founder and director of the Melbourne’s St. Kilda Iyengar Yoga School.

The West End Yoga Centre is owned and managed by Jamie Denham. He opened the site in 2014, which has become a hub for teachers, students and enthusiasts.

Make Your Own Mini Japanese Garden at This West End Workshop

Creating a miniature Japanese garden can be gratifying and you can learn how to make one at this three-hour workshop at Mappin’s Nursery & Aquarium on Montague Road in West End.

Conducted by Kent Florist, the miniature Japanese garden workshop is set for Sunday, the 2nd of June 2019, from 11:00 a.m. to 1:00 p.m. The class is for $95 per person, which already covers the cost of materials like the plants, driftwood, gravel, pottery, rocks, and the container.

Mikoko Inoue, the owner of Kent Florist, has almost two decades of experience as a florist and a wedding provider. She has worked on film sets, on commercial environments and in various functions for business and governments.

Ms Inoue will teach students what materials go well and what shouldn’t be arranged together during the miniature Japanese garden workshop. She will also guide students on how to create artistic designs despite the space constraints of a small container.



Doing miniature gardens as a hobby helps people connect with nature and highlight their creative side. It may also take them back to their childhood and remind them of how fun it was to assemble, construct or build doll houses, figures, vehicles and other objects.

Brisbane Ice Cream Festival at West End Just Got Cooler With Late Night Eats

For the third year in a row, West End is hosting another Brisbane Ice Cream Festival at the Peters Ice Cream Factory. This time, however, the special event is raising the bar since it’s happening for two days, with an Ice Cream Festival Up Late to boot.

On the 23rd and 24th of March, head to Boundary Street by 11:00 a.m. to get dibs on the finest ice creams in Brisbane. There will be plenty of cones, gelati, and popsicles for everyone since the vendors are prepared to serve guests until 5:00 p.m.

Aside from the daytime weekend romp, there will also be an Up Late event for the cooler big kids. This party is all about enjoying ice cream and booze together, along with cocktails, canapés, and casseroles. Up Late happens on Friday, the 22nd of March, at 7:30 p.m. at The Deck WV.



The following night is reserved for the Chef’s Playground at The Bromley Room on Peters Ice Cream Factory. Renowned chefs like Philip Johnson, Paul McGivern, Ben Williamson, and Dominique Rizzo will be demonstrating how they prepare and create sumptuous and stunning desserts.

West End, Highgate Hill Motorists to Follow New Parking Scheme

Brisbane City Council has approved a new parking scheme in West End and Highgate Hill.

The new parking rule will take effect beginning Monday, 18 March 2019, where a two-hour parking limit covering south of Brighton Road and west of Gladstone Road will be imposed from Mondays through Fridays from 7:00 a.m. to 6:00 p.m.

Some car owners with valid permits, however, may be excused from this two-hour limit in areas where there’s a sign showing “RESIDENTS PERMIT EXCEPTED.”



The new parking scheme is the Council’s solution to easing the traffic congestion in the inner-city streets. Some 60 per cent of the residents and business owners in the West End and Highgate Hill areas reportedly supported the initiative.

“Areas marked in blue will remain unlimited parking for everyone,” Councillor Jonathan Sri (The Gabba) wrote on his Facebook page. “In areas marked red, it will only be possible to park for two hours during the day on weekdays, unless you have a resident permit (in which case you can park as long as you want). No rules will change for weekends or nights.”

Mr Sri also said that more changes to the parking scheme might be in place before the implementation in March.

“The officers have tried to balance the competing needs of neighbouring residents. Some people wanted more of their street signed as resident permit parking, while others didn’t want any changes to their street,” the councillor said.



Residents who would like to get parking permits may start filing their application online by email, phone, or in person. They have to prepare supporting documents, such as a tenancy agreement and vehicle registration, to confirm their residency and car.

Tenants with a six-month lease, however, won’t be eligible for parking permits. Meanwhile, those who apply for parking permits online may get a hard copy. Residents are encouraged to call 3403 8888 for inquiries.
